2026 Property Tax Due Date & Penalties

Claim Homeowner Grant

  • This program is run by the Government of BC. For any questions about the application, please call 1-888-355-2700
  • If you apply for deferment, all local services must be paid directly to the City by the due date.

Utility Automatic Payment Plan Application

The Utilities Automatic Payment Plan is an optional payment plan where the entire amount of the utility bill is withdrawm from you bank account on the bill due date.

How do I make a payment to my account?

  • Online Services: NEW ONLINE PAYMENT PORTAL 
    • allows for easy access and managment of all your City of Duncan accounts with the ability to pay via  credit card; and
    • You can choose to recieve your bills direclty by email. Sign up at here!
  • Bill Payment Services
Bill Payment Services can only be done for Property Taxes, Utility Billing, and/or Business Licences;
  • your online banking account;
  • an automated teller machine (ATM);
  • telephone banking;
  • or in person with a teller at the financial institution that you bank with.
 
To pay your bills using the Bill Payment Service (including an in-person transaction with a teller) , you will need to set up a bill payment payee for "Duncan (City of) (Property Taxes/ Utility Bill/ Business Licence)" or "City of Duncan (Property Taxes/ Utility Bill/ Business Licence)" or a similar variation. You also need your account number for the service provided, which can be found at the top of your bill.
 
Example (Property Taxes)
To pay your property taxes using a you will need to
  • set up a bill payment payee for “Duncan (City of) Property Taxes” or “City of Duncan Property Taxes” or a similar variation depending on your financial institution.
  • Your account number is the roll number shown on the front of this property tax notice. It has 11 digits and starts with 207. 
 
Payments by any of these Bill Payment Services will be subject to penalty if rejected by your financial institution or if payment is made after your financial institution’s local cut off time. Allow 3-4 days processing time to ensure payment is received before the due date.
 
Your Home Owner Grant cannot be processed through any of these Bill Payment Services and must be claimed through the Province of BC.
 
  • Payment to City Hall by Cheque:
    • We also accept multiple postdated cheques. Please ensure your cheques are dated and received by the City of Duncan no later than the due date.
  • Canada Post:
    • Mail to the City of Duncan, 200 Craig Street, Duncan BC, V9L 1W3.
    • Payment lost or delayed by the postal service will be subject to penalty if received after the penalty date.
    • The postmark date is not considered as date of payment.
  • 24 Hour Drop Box:
    • Deposit your cheques in the drop box located at each of the City Hall entrances.
    • Do not put cash in the drop box.
  • In-Person at City Hall:
    • Cash
    • Cheque
    • Debit up to your daily limit
  • Credit Card Payment
    • Can be done on City of Duncan website with OptionPay (without creating an online account):
    • At www.duncan.ca, select "I want to..." and select "Other Online Credit Card Payments".
    • Additional service charges will apply.
  • Mortgage Company:
    • Please contact your mortgage company for details.
    • Your Home Owner Grant cannot be processed through your mortgage company and must be claimed through the Province of BC.

The City is not able to accept E-transfers.

Where do I find my account number and access code?

This information will be at the top of your property tax bill and/or utility bill.


What Do I do if I paid the wrong account?

  • If you paid the wrong account before the due date, please fill out this form to transfer to the correct account.
  • If you paid after the due date: 

Please note that the City is legally required (as per Municipal Tax Regulation BC REG 235/2022) to charge penalties for property tax payments received after the due date, as noted on your property tax statement. This includes claiming of the Home Owners GrantIt is the property owner’s responsibility to ensure their taxes are paid to the correct property tax account by the due date. Unfortunately, there are no exceptions to this after the property tax deadline and penalties (as set forth by the Community Charter,  sect 234.2) will be applied regardless of the reason for the late payment. As per the Community Charter, Section 3 the City has no discretion to waive penalty fees, regardless of the property owners reason for the late payment.  If you have any questions about your property tax payments, or receipt of your home owners grant, please contact the City of Duncan prior to the deadline.

  • To Avoid this Mistake, please check that you input the correct account number and have applied the payment to your corresponding local government, before submitting the payment.

Why is the second owner not showing on the tax document online?

  • The tax document will display either the owner with the largest ownership percentage or the owner who resides at the property.
